Take a tour of Michael Jordan’s Chicago mansion that’s been on the market for 10 years and why he can’t sell it

  • Michael Jordan’s massive Chicago home is still on the market 10 years later.

  • Michael Jordan tried to sweeten the pot by nearly halving the price and tossing out a whole bunch of Air Jordans with the home purchase.

  • Pays more than $100,000 in annual property taxes.

  • “Anytime you have these homes that are just kind of a total area improvement, it leads to very, very long market times,” said Gail Lissner of Integra Realty Resources.

  • The home was originally listed for $29 million and has every bell and whistle you can think of. Some of the “extra improvements” that Lesnar might refer to are the swimming pool with a grassy island in its center, a door from the Playboy mansion, a table standing on the streets of Baghdad, and golf flags bearing the MG mark.

The price of the home has dropped several times and is now $14.9 million, or about $265 per square foot — a far cry from the original $517 per square foot price. The exact price is $14,855,000, and the numbers in that price add up to 23 – Jordan’s basketball jersey number.

Adam Rosenfeld, of luxury real estate startup Mercer Vine, told Marketwatch in 2016 that Jordan was likely struggling to sell the home due to all the personal customizations.

Rosenfeld said the home is also not in an area where wealthy celebrities are looking for homes. Jill Lesnar of Integra Realty Resources described the area as “more modest” than the Jordan properties would suggest.

You don’t have to worry about the house rotting and not selling. The house is still occupied by the staff Jordan hired to keep it looking fresh.

Jordan still pays a lot of property taxes. The annual bill is more than $130,000, and Zillow estimates that he has paid more than $2.5 million in property taxes since it was brought to market in 2012.

One problem is that Jordan may feel that his celebrity status is adding value to a home, but according to Stephen Shapiro of Westside Agency, people don’t pay more for a home just because a famous person owns it.

“But you know who is inclined to think the property is worth more because a celebrity lived there?” Shapiro said. “Celebrities are trying to sell it.”

Another issue is the location. Most homes in this price range are located in this area near Lake Michigan, a few miles east of the former Jordan home. “Buyers at this level in that area tend to want to be closer to the lake,” Missy Gervita of Berkshire Hathaway Homes Services told The Real Deal.

Since putting his Chicago home on the market, Jordan has since purchased a North Carolina lakefront home in a community with golf courses.

The house is located in Cornelius, about a 30-minute drive from the Charlotte Hornets – Jordan owns the NBA team. MJ bought the house for $2.8 million after it was originally listed for $4 million.

Jordan also reportedly bought a home on a golf course in Jupiter, Florida, for $4.8 million in 2013, and spent $7.6 million on renovations.

He also owns an apartment in downtown Charlotte, in the same building as Cam Newton. The apartments are said to range between $1.5 and 3.5 million.

Recently, Jordan listed his 10,000-square-foot home in Park City, Utah, for $7.5 million. Experts believe it will likely sell faster than the Chicago complex.
